If you build a new home in Southern California...?

can you get around having your property tax reassessed? I heard that if you keep a section of your original home as part of the new construction you can have it considered a remodel and won't have to be reassessed.


You will be reassessed no matter what.

The "keep one wall" thing is for paying for building permits. Permits to remodel are cheap, permits for new construction are not.

what is an average per home commission for a new home sales person in southern california?

I am fairly new to the business and am in the position where I will be negotiating my commission with a couple builders that I recently interviewed with. I do not want to come in asking for something too high - or too low. I have a college degree, have been licensed since 2003, and have earned my CSP designation. I
I am looking for commission rates specifically for NEW HOME sales people - who work for the builder at the sales office - not resale agents.


Typically in a real estate transaction the total commission is 6% of the sale price. The selling agent gets half and the buying agent gets half.

Help me find my new home in Southern California!?

If you know a lot about California and live in these areas, can you help me find an ideal living place?

Me:
22 years old single male
Loves the beach
Has a lucrative job
Wants to be within 30 minutes of LAX

Places i've checked out:

Huntington Beach - Young crowd, great for surfing. Not much else going on besides those two things but still a nice area.

Newport Beach - Family oriented. Crowded. Lots of restaurants and touristy things to do. Not for me.

The areas i'm looking at are Hermosa Beach and Santa Monica beach.

Which area do you think is better and why?


Huntington Beach and Newport Beach would take more than 30 minutes to get to LAX.

Hermosa Beach would have a younger crowds than Santa Monica. There are still affordable apartments close to the beach in Hermosa while Santa Monica is mostly million dollar homes, townhouses and condos.
Parking in both places is difficult to find and during the summer the crowds of tourists make driving a test in patience. Santa Monica would attract more tourists than Hermosa.

Does anyone know of a great site for new homes in Southern California, homes under 300K?

Southern California: Should I buy a home right now?

I live in Los Angeles and I'm buying a home about 40 miles East of LA in Chino. The community is new and the home is brand new, but everyone says right now is a bad time to buy.

I'm buying the home for a great price: originally 422,000 cut down to 370K with all costs paid for by the builder.

I'm anticipating staying in this home for about 7-10 years.

What do you think about buying a home like this right now and what do you think about the housing market over all currently?
Mortgage Details:

100% loan:

75% of it is a 10 year fixed for 5.37%. After 10 years it becomes an ARM at 1+Prime or something like that.

25% of it is a 7 year fixed for 9.125. After 7 years it becomes an ARM as well.

Both have no prepayment penalties and we can refinance either at any time. We plan on refinancing the second one after a year or so to something a little bit better if possible.


Right now is an excellent time to buy a home because right now is a buyer's market due to so many foreclosures,so you can get a great deal and a lot of homes for sale now so you get to pick.I am a trying to but a home now as well for a first time because I know its an excellent time to do so,the prices went down and will be going down probably a little more and then in about 1 year or so the prices start claim back up again.I took a real estate class in college so I know how the market works.

    Irvine’s Fieldstone Group of Company’s. is cautiously restarting its Southern California homebuilding operations. The company, which also operates under the Fieldstone Homes name, was one of the area’s largest privately held builders near the peak of the market, selling close to 2,000 homes a year. It’s sold more than 26,000 homes since the early 1980s.

    The past few years have been focused more on shoring up Fieldstone’s balance sheet, with little building locally. That’s set to change, according to Chief Executive Bill McFarland, who took over the company’s top spot last year.

    Fieldstone has four projects totaling about 50 homes in the works in Southern California, right now, including two in Orange County. Each is expected to see construction this year.

    “We’re going to try to be opportunistic,” said McFarland, a former executive vice president and director at Newport Beach’s Irvine Company. Fieldstone is looking for other deals in coastal areas but doesn’t plan to be overly aggressive on land buying, he said.
