I'm looking at some new homes in the Raleigh, NC area. ME and my wife are in the market to buy a home. (We have good credit and a good down payment). These new homes that are already built in the new neighborhoods have stated prices. Are these negotiable?
Builders are usually less flexible on price but you can often get them to do other things, like paint or provide certain upgrades to the house, instead. Of course if the house has been completed and empty for a long time the builder might have to readjust his profit margin by selling for less. If you are unsure, go fishing with a low ball offer. The worst thing the builder can say is "NO".

I have just made an offer for a home with hardboard masonite siding. This BEFORE, i just found out they don't use it any longer due to $$$ millions in class action suits due to defects. Is this stuff all bad, or can it work. I'm now in a legal binding contract to purchase this home, built in 1994. The siding looked great. What is the upside and downside of this siding. Can it work. The home purchase is in Raleigh, Nc where it seems about 1/2 the homes on the market from 1990-1998 have this type of siding. Should i run? How much will it cost if down the road I have to replace it?
Just about everything in a home must be maintained. If you have masonite siding you must vigilenty keep a good coat of paint on it.
I have had masonite for about 22 years on the house we built in 1985. Where I have had problems it was because of other design flaws, such as the contractor did not properly flash the deck.
I have also though had problems with windows. Not only that, I have a neighbor with "Maintenance free" windows who is replacing them because of rot! (You have to maintain the caulk on Maintenance Free windows to prevent rot.)
Back to the Masonite, I have also had to replace some of the bottom pieces. I've used a siding with fiberglas and cement that matches the pattern pretty good. Called "Fibercement" I do believe. It cost about $10 for a 12 foot x 1 ft section. You can do the math I gues to see what materials would cost if you had to replace all of the masonite.
I do think that if I had been on top of the problems faster they would not have been problems.
I do have another neighbor who has terrible siding, and it's some sort of Cedar Board.
If you've found that Masonite has problems, you may have also found that stucco also has it's issues. Certain methods of application allowed water behind the stucco and caused mold.
I think the bottom line is there is always maintenance on a house. My brother once told me "when you own a house you never have to worry about having nothing to do." No truer words have ever been spoken!
When I say 'safe', I mean will I get home by Christmas without being stuck spending the night in an airport on Christmas Eve? We are planning on flying out of LaGuardia into Raleigh, NC as early as possible (direct flight) on December 24th. I know the airports will be busy, but is it a safe bet I will be home by Christmas?
if there is no snow, then yes because the flight will only be about an hour and a half and the airport doesent really slow down because it is a little busier
I am looking to purchase a new home from the builder K. Hovnanian. They are offering a national sale for 3 days only. 72% off of all options up to $40,000. This sounds like a great deal, but EVERYTHING is an option, the base price is a bare bones price of $350,000. Does anyone work for K. Hovnanian or has anyone dealt with K. Hovnanian before that could let me know if I have any shot at getting them to discount options I purchase over the $40,000 included in the deal?
The housing market in my area (Raleigh, NC) is strong, but developments are popping up left and right and builders are starting to overbuild and are having trouble dealing their current inventory.
This development is currently offering up to $40,000 off existing inventory of houses (these houses are in the $350,000 to $450,000 range.)
If someone could give me some advice on whether they think I could get an additional amount off or advice on how to best negotiate a new yet to be built house I would appreciate it.
Thanks
I think you might get a better deal on a house that's already built.
Be careful with a lot of these subdivision builders - they sometimes have shoddy work and refuse to fix things that should be covered under warranty. There are lots of websites out there with complaint after complaint on some builders. I don't know about yours off the top of my head, but I'd still do some research before signing anything.

New N.C. House speaker wants new laws to limit abortion | new ...
RALEIGH (AP) — Presumptive North Carolina House Speaker Thom Tillis says he will work to pass laws limiting the number of abortions performed in North Carolina.
The News & Observer of Raleigh reported that Tillis' remarks were made to an anti-abortion group at a breakfast Saturday.
Abortion opponents at the gathering were cheered by his words as well as the takeover of the North Carolina legislature by Republicans.
North Carolina Right to Life president Barbara Holt says her group hopes to pass a law similar to one in South Carolina that would require doctors to give women information on medical risks, abortion alternatives and fetal development before an abortion could be performed.
Planned Parenthood Health Systems vice president Melissa Reed says she is sure Democratic Gov. Beverly Perdue would veto such legislation.
