Potential well paying job in Phoenix area has me considering moving to AZ from CA. From what I've seen, I could easily afford a nice home in the Phoenix area with the new salary. My dilemma is what to do with my existing California home?
I have a fixed 6.25 interest rate and put 20% down a little over a year ago on my current CA house. Even with that - I'm around 50K upside down.
Do I buy a new home in Phoenix (will I get a good interest rate?) and try to rent my CA house out? If it doesn't rent, do I short sale? If no short sale then what?????? If I walk away (which I do not want to do) from my CA house after buying the new Phoenix house what can happen?

Rent out the house. Use an agent to help rent and manage it if you're worried about being far away. Don't do a short sale or walk away. That'll wreck your credit for no good reason. The housing market will eventually get better. You can think about selling it then, or you might find that you enjoy being a landlord and decide to hold on to it. The are many benefits to keeping it if you can. Good luck!

My house is 24 years old. I bought it new. The insulation in the home is the original and the attic is insulated.
We lived in Vegas in a 1600 sq. footer and had a 6-Ton unit -- which was more than adequate. A 5 or 6 Ton unit in Phoenix should be sufficient.

We are buying a new home in phoenix Arizona. The previous owners put in a rock yard but did not install that cloth or plastic landscape tarps to keep weeds and grass from growing. Should i take the time to move all of the rocks and put it down or should I just leave it and try to keep up with weed killer?

Are you sure the weeds are not growing on top of the barrier. The barrier stops seeds under the barrier from growing up, it does not stop seeds on top of the barrier from sprouting and growing. If you have had sand blow onto the barrier, seeds came with the sand and that is what you are seeing grow there.
You will only need to spray a couple of times per year. Cheaper and a lot less work than removing the stones and putting down a barrier and then putting the stones back.

i've signed a contract for a new home in phoenix arizona back in january. now with the mortgage rate climbing and the housing market cooling (quite rapid here in phoenix), i'm worried the value will drop and i'll end up losing money. (the houses like the ones i looked at was going for less than 200 grand three years ago and when i signed the contract, the price was at almost 300 grand)(and when i get to sell the house later, i'm afraid i won't even be able to sell it for the price i'm paying which is 300K) Should I try to back out on the contract and lose the deposit, which is a whopping 5 grand, or should i just go ahead and close on this house even if i don't feel right? and is it too late to negotiate the price of the house since i've already signed a contract? it's a new home that's being built, so i don't know if a negotiation is an option at all.. but any experts out there, please help.. any advise will be greatly appreciated..
