In the state of Wisconsin, can new owners of a duplex that is currently being rented out to tenants (recently signed a year lease with the previous owners), kick out the current tenants if they want to reside in the home, or for any other reason?
As soon as you bought the premises you also agreed to abide by the lease that the tenants were covered by, so you can't do much about kicking them out without reasonable cause.
Seller of home has taken out property/material that belongs to new owner. Seller's lawyer is holding money for his client in escrow account. Can buyer put a lien on that account or do anything to prevent previous owner from claiming this money until the dispute over missing property/material is resolved?
I know next to nothing about real estate matters, as may be obvious by the way I pose this question. I am asking for a friend. Can anyone help with advice?...Would you need more information?
If it is worth hiring a lawyer then hire a lawyer.
If the items are so cheap it isn't worth hiring a lawyer then send an itemized list on a letter demanding return or payment immediately to both the lawyer and the seller. I would follow it up with a call. That might work...
Without a lawyer your chances are fairly slim of getting the stuff returned-but the guys lawyer will probably let their client know that he is violating the contract (he probably won't confirm that for you so you will never hear that).

I am a new home owner and have located a nice backyard design that I have finally gotten the courage to attempt. The only part that I am aprehensive about is the brick patio section. Is there anywhere or site that can give instructions for dummys? I am determined to complete this project on my own even if it kills me. Also, any sites that give free designs?
check on www.diy.com or www.hgtv.com they must have something there about a brick patio. You can also get a book either from Home Depot, Lowes or Menards. Or you could check one out at the library. Good Luck!
I recently sold a home with renters in it and their lease is not up for 9 months. Does the new home owner have to honor their lease? She would like to give them 3 mos. to move.
She does. But by law a homeowner can not be kept out of their own property. She can end the lease now in order to reside in it herself or lease to a close family member (child or parent). She has to wait it out to rent to anyone else.
