I bought a brand new home in California and our loan was approved however?

before we were able to sign title, we got word from the sales office that the builder is going to file bankruptcy. We still want the home and I want to know what, if any, legal right we have to it? They are asking that we sign a document to recieve our deposit back. I am afraid that if we sign it, we will have no recourse at that point. Any advice would be appreciated.
The house is built. it's actually one of the model homes.

What do i do first to get pre-approved to buy a new home in California?

I'm a first time home buyer and i would like to get pre-approved on a home loan, but i have no idea where to begin. I want to only pay the 3% down (if any). What banks should i apply too that won't charge me a fee for completing the loan application? What should i look out for? Any information at this point to get the ball rolling would be helpful!

All of the banks charge an application fee. No one works for free.

Your best bet would to use your local bank where you have yoru accounts now, they will do the most to keep you happy.

You need at least 3.5% down for an FHA, but most sellers are not taking FHA these days. Others require at least 10% but add PMI for under 20%

a lot ! is this supposed to include installation? I think Depot has granite and marble for $50-$65 per square foot.

I just want to expect and know what things to do in the city when you live by yourself and all your friends and family are back home in California.

What is there to do in Las Vegas? Where are great places to go shopping in this city? Can you get a hotel room in Las Vegas if you are a resident? Best Places to eat? Chinese? Japanese? French? Italian? Greek? I just want to know whats out there and what you can do in the little city?


What's there to do in Las Vegas? Depends on who you are. Lots of gambling, lots of shopping, lots of clubs and lots of eating. But there are also lots of parks, lots of locals bars, Lake Mead is 30 minutes away, Bonny Springs and Red Rock Canyon are 45 minutes and Hoover Dam is an hour. There are hundreds of shows and concerts, lots of libraries, the new Springs Preserve and a zoo. Laughlin, Mesquite and State Line are all within an hour and are a great escape (the circle bar at Buffalo Bills at State Line serves GREAT margaritas, have one before you go on the rollercoaster) and if you're into the outdoors, Mt. Charleston is 20 min away and Bryan Head and Zion are about 3 hours. St. George and Cedar City, UT are within 3 hours of the city and are cozy little spots to visit (but bring your own alcohol, they don't sell it on Sundays).

Hope this helps! I too, moved from California (San Diego) and it took some time to adjust, there's no REAL beach here, but you find things to do. While the city certainly isn't the safest, it's the city of sin, you're not going to be attacked on every street corner as some would have you believe. :)

California new home purchase fees?

We have recently been looking for a newly built home in the Los Angeles area. When we've visited new developments, and asked questions about home owner's association fees and other costs, the sales people have muttered something under their breaths about an annual fee that must be paid to the builder for the lifetime of the property. When questioned further, they couldn't be specific.

Is this fee, of which they speak, different to the Mello-Roos fees that some new developments charge?

There are so many different fees and charges, we want to be clear on what they all mean, before entering into any contractual agreement, and finding ourselves with monthly payments we had not bargained for.


It could be almost anything although Mello-Roos fees (in other parts of the country know as CDD fees) are typically not paid to the builder (unless he holds the bonds) but rather as special taxes - see http://www.mello-roos.com/pdf/mrpdf.pdf.

There are several other possible explanations for a fee but any reputable builder should fully disclose and explain to your satisfaction all fees and charges. If they cannot do so then you probably do not wish to do business with them.

Are you dealing with the builder's own sales people or an outside broker? If an outside broker, they may simply be ignorant of the specifics and you should contact the builder directly.

At the regional level the median sale price hovered barely above the year-ago mark, while it fell in four individual counties, a real estate information service reported.

     

    Last month 19,528 new and resale houses and condos sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties. That was up 20.5 percent from 16,208 in November, but down 12.5 percent from 22,328 in December 2009, according to DataQuick Information Systems of San Diego.

    A November-to-December sales increase is normal for the season, with the gain averaging 12.9 percent since 1988, when DataQuick’s statistics begin.

    “Ultra-low mortgage rates, coupled with lower prices, gave the market a boost this fall, helping to explain the above-average gain in closings between November and December. We still see the potential for sales to perk up this spring if rates stay low and brighter economic news lifts consumer confidence. Of course, a loosening of credit terms would help an awful lot, too, especially in move-up markets,” said John Walsh, DataQuick president.
