I just bought a new home - love the floor plan but not the kitchen. Need to remodel...any ideas?

Hi,

I just bought a new home - love the floor plan but not the kitchen. The previous owners have put granite floors, stone tiles for countertop, maple cabinets and white appliances. The ganite is black with brown spots like pattern - it is similar to the photos posted in the previous discussion named "Kitchens I have designed". The countertop is light brown with brown grout and the maple cabinets are the light colored kind. If you can imagine it - nothing goes together in the kitchen.

I am not sure if I want to change the granite floors as that extends to the family room (open plan). Currently the walls are beige and I am planning on changing that to brown (not very dark but dark). What else should I change in the kitchen to make it look look beautiful? I am looking around in the forum and see very talented and creative people here - so, I am hoping to get some opinions about this. Please do let me know. I really appreciate it!

as a contractor and without seeing the kitchen, here are my initial thoughts,leave the floor as is is the most expensive to change out. I would consider changing the countertops to a some what lighter color and going with a solid surface like cambria or corian. also change the wall color find a complimentary shade your idea for a lighter brown is good as thet are very popular colors right now. Ithink you should also change your white appliances out for stainless steel. lastly if they dont have them already find some nice pulls for your cabinet doors and drawer fronts .they add a lot ..good luck

I work for a custom home builder and am currently working on new floor plan ideas. When purchasing a new home what are some features that make / break a home for you? Is there anything specific you look for when you tour potential homes? Please keep in mind that these homes are priced mid-higher end for our region. What are the average number of bedrooms and baths you look for? Is there a specific kitchen cabinet finish or granite finish you look for? Any feedback would be greatly appreciated as we build mainly spec homes that go on the market and then need to appeal to the mass of home buyers.


when looking at homes, there was always one room that sold the home. make one room so special. i think where the whole family gathers, a kitchen, den, playroom and make it as outstanding as you can something unique in there that you just don't see in every home....always 2 1/2 bath. not too big, not too small just right....

I want to make my own floor plans up for my new log cabin home. But I can find any thing help?

I just want an empty blue-print, or floor plan that I can fill in with my measurment, sink walls, ect


Any Computer Aided Drafting program will give you a tutorial on how to draw blue prints.

They sell em at any software store and probably hardware stores too.

A program called "AutoSketch 9" is a very good program

My new home builder changed the floor plan, I am not happy. Can I cancel and get earnest money back?

We chose a floor plan option that had never been done by the builder. After starting construction they realized they would have to greatly reduce the size of a walk-in closet to make the necessary changes. We specifically chose the upgrade because of the enlarged closet. I would not have chosen this house if I knew it would turn out the way it has. They never even offered to get our input on the changes to be made. They just changed our house and expect us to be happy with it. What can I do?


If its drastic than pull out and seek a lawyer. If you can live with it than use it as a bargaining tool to get some more upgrades but they pay. Hey get the backyard lanscaped with grass and concrete. Get some upgrades in kitchen or bath area. Be creative if you still want the house. If you dont than walk away.

Can you give a builder a floor plan for a new home?

Certainly you can, even ones you designed yourself. The good builders will gladly accept it. The bad builders try to stick to a certain group of floor plans for their ease and try to get out of building your floor plan.
Many people chose a floor plan from thousands offered on line, purchase it and give it to the builder. A small fee to get exactly what you want.
