We are first time home buyers and don't know much about the new home building process but would like some great but concise advice about the do's and don't's of new home building. Thanks in advance for any help!
Really be careful on the materials you select for your home. There are the standards but you can upgrade and that is where you can really get caught up in all your emotions. The salespeople will tell you that one material is better than the other but really think about what you like,what you want, but base it all on what you really need and can use. This will save you time and money on that particular part of the process.
Also beware of your building timeline as delays are often occuring during the process. Materials run short or they receive defective materials or someone cracks or chips the surface but installs the product anyway. Or loan issues surface usually when the Underwriter requests more personal information. Make sure they let you do mini walkthroughs during the building of your home. That way you see the work in progress,take note of where there might be a problem and just notice everything. It helps to observe when you can.

Should I hire a builder or just buy a NEW Home built with maybe a subdivision. Which would be more reasonable. I do not have the land. Any good builders?
New Homes are the way to go. Find a REALTOR you trust- they can save you thousands by knowing the inventory and how to negotiate your deal (plus they can help guide you through the process). They do make a commission, but typically if there is no REALTOR, builders kick that money back into their marketing budget, NOT to you- so you have nothing to lose!
They will know your market, have done these deals before, will know what lender is best for you, what layout suits your needs you describe to them, etc, etc, etc...
Most often, buying a home that has been built that someone backed out of has the most incentives because it becomes a liability to that builder. Check out a local REALTOR- if you aren't a phone person, search for local Blogs to learn more about agents. Good luck!!!

I'm looking for a detailed (free) checklist of items I'll need to choose when building a new home. Something that would list all the things I'll need to make personal choices on; appliances, countertops, siding, roofing, flooring, cabinets, fixtures, windows, paving driveway, etc.
Even better if I can find a (free) list of the whole step-by-step process of home building. Something that lists things I might not think of like checking with the city about sewer or power hookups in a home in the country.

Building new home. Have a poured concrete basement. Some of the exterior walls of basement are exposed. Are there options for covering these areas? The rest of the house has siding. I thought that there were "siding" options for this problem. Siding type material that resembles rock. You just measure and cut sheets of material to apply to exterior walls. But I can not find any web sites to support this "theroy".
Shoot it with stucco or sprayed on concrete/gunnite.
I have found a neighborhood with new homes being built that I love. I know at this time they do not have a lot of new buyers. I like a one floor plain that is right in my price range. But I like a higher price elevation. It is $5000 more. I cant add any more to the cost of the home. This is a buyers markets and there are alot more home to be sold even outside of this neighbrhood.
You can negotiate up to the point you sign a contract.
Work out all the things you want into the contract, then offer him something like 5k less than asking, plus the add ons. You might even start lower than that, because here's what you have to remember:
The worst thing he can do is say NO, leaving you where you are now. He'll counter with something higher, but it costs you nothing to ask.

The path to energy efficiency for the members of the National Association of Home Builders will be lined with projects that not only meet the Department of Energy’s Builders Challenge requirements, but also match homebuyers’ notions of affordability, the association noted last week at a press conference during the International Builders’ Show in Orlando, Florida.
A subtext of the press conference was, too, that high-tech solutions to reducing reliance on the grid – namely renewable-energy systems – still don’t offer enough bang for the buck.
“We haven’t seen the cost benefit yet of solar power” and other renewable energy systems, said Nate Beauregard, quality coach for David Weekley Homes, which has built more than 1,000 homes certified under the Builders Challenge program since it was launched at the IBS in February 2008. All told, about 5,000 homes have found their way to Builders Challenge certification, which requires at least 30% more energy efficiency than comparable homes built to the 2004 International Energy Conservation Code. Bringing a home’s energy efficiency performance to the Builders Challenge standard adds from 3% to 5% to overall construction costs, one builder said.
