We are building a home in Az, but are residents of MT, wondering if we are able to be exempt from the 7% sales tax in AZ?

Sales tax is a function of point of sale or bringing something from a state without sales tax to a state with sales tax. So being a MT resident will not exempt you from Az's sales tax. There is an option for federal income tax to use state and local sales tax rather than state and local income tax as a deduction if you itemize. If you select the sales tax option you can use the general sales tax tables or your actual sales tax expenses. All of that said it is very unlikely that you would take this option unless you buy a great deal of furniture or other things subject to sales tax. Normally only things like cars trigger this option.

How much should your recommended flooring cost me? And why do you advise one over the other?

I lived in phoenix for 3 years and have been a flooring installer for 24 years. natural wood needs a certain amount of humidity to keep it healthy or else it will dry out . it's beautiful, but not very common in the desert. The most practical floor you can have is tile. I have put tile in entire homes in arizona, bedrroms and all. it's easy to clean, dust free, bug free, you won't ever have to replace it and it is available in so many styles, colors and shapes that you can be very creative with borders, designs and inserts. As far as cost, that all depends on your taste and budget.

We put down a very large amount of earnest money on a new home that will be completed next month. Unfortunately, we are not able to close on this property. The builder informed us that they will not return the earnest money. This is in Arizona at a 55+ community. Do you have any suggestions or success stories? Thank you.

I'm wanting t build a house from the ground up in Arizona somewhere between Flagstaff and Kingman. I just wanted to know What are the best building materials to build with in those temps and conditions?

If I were to build a home in Arizona today, with the high utility costs, I would build it with Adobe. Years ago I worked on an adobe home in Phoenix during the summer. It was so hot in the sun that it kept triggering the breaker switch on my table saw. Without any cooling assistance, the inside of the home never exceeded 68 degrees. Properly constructed adobe homes are cool in the summer and warm in the winter. Good Luck
