How much is a modular house cost from G&I homes or other modular house places in new york????

my mom wants to move. but the houses around where we live are too exspensive. so i thought a modular house would be cheaper. we live in new york. and we want to buy a modular house from G&I homes. its 1,800 + sq feet .
http://www.gihomes.net/

go to houses on the site
go all the way down the page to G&I homes searching
and look up cape cod
its 3 bedroom.
and its called Hartwick Cape Chalet

how much do you think a modular home like that would cost?

It really depends, but costs vary from $115 -$140 depending on the materials used etc.

Let's say it's $140 sqft ...just to stay on high side x 1800 = $252,000 .

Site additions*
*Typical community delivery/set-up/AC and site amenities such as driveway, carport, garage, screen room, etc. can vary from $35,000 to $60,000.

Modular homes are said to be sturdier than site built homes because they are built under conrolled circumstances. Also, site built homes are subject to weather concerns during the building process. You might wait a very long time for your stick built house in the winter or during a rainy season.

I say go with modular. But I have no idea about expenses. It depends on your local market.

What is the usual down payment on a home? Payments/month?

My husband and I are saving up for a home. We are thinking about getting a modular built for us. Probably like a Cape Cod. Right now we live in Alaska but will be moving back home to Upstate New York in 2011. We are saving 2,000/mo right now and will be saving until we move.

You really want to try to put 20% down. This will save you lots of money because mortgage companies add an extra charge for insurance until your loan balance is less than 80% of the home's value.
It's worth saving for a little bit longer to have your house paid much quicker with lower payments.

Who can I talk 2?

In the next couple years, I am planning on buy a small amount of land suitable 4 a modular/sectioned home......not crazy big, but not 2 small either...big enough 4 a pool @ least. Anyhow, I don't know the first thing about buying land or where 2 find it in New York State. Who do I talk 2 about this & how do I go about the bank issues & loans? Also, whut types of questions should I be asking? I would like 2 use these next couple years 2 make these decisions before anything is finalized.
Any help will do!!!! Please give me lots of your ansers & opinions!!! Thanx so very much!!!!!

Bethea, this is simply put, don't pay any attention to those that want (2) belittle you for using 2!
Lets just get to the question and pay attention...simply go to the biggest or littlest real estate office in your area and pick an agent. strike up a conversation about RE and ask all the questions you need to know about and the answers to those questions.
once you have educated yourself and are armed with all the information you need to know about the area you wish to reside...start looking at property and don't quit until you are in the home that you love

  • Unique Homes Blog » New York City's Eco-Friendly Modular Homes

Eco-friendly living is all the rage, and residents of New York City’s West Village had the chance to a see a home built in 2 days and cost less than a permanent parking space, thanks to MEKA (an acronym for Modular, Environmental, Kinetic, Assembly) Modular Homes, which showcased the first of its units at the corner of Charles Street and Washington Street last month. Flexible and beautiful, these homes show a dual appeal for eco-friendly buyers. Local buyers purchased the first two units before the official Nov. 15 open.

According to founder Michael de Jong, “Many prospective homeowners want to avoid the hassle, wait time and hidden costs of traditional construction. Especially since the recession, people are looking for ease and affordability. They no longer want the oversized ‘monster’ houses that were popular years ago, but intelligent, practical living spaces. They want usable, livable interiors that are also chic and luxurious.” MEKA homes arrive 95-percent ready-built, have minimal assembly for installation of water and electricity, with solar panel electricity also available, as are other green options for “off grid living.” Made from ISO Shipping containers, the strongest and most durable modular structures in the world, MEKA is hurricane proof, earthquake proof, fireproof and exceeds international building codes, giving buyers relief from inclement weather conditions and events.
