Illinois New Home

Is this a good idea or is this bad for corporate profits. Will the state teach people how not to take bad loans and give them the questions to ask.

A foreclosure can ruin your credit, and thus, your life for many years. Buying a home is not a decision to be taken lightly, and a lot of people jump into it without first researching right from wrong. Therefore, I don't see a problem with this at all. It couldn't hurt to help people be more informed, make them really think before jumping, and better prepare them.

I feel uncomfortable handing over that amount of money before any work is done. Do I have any kind of protection outside of having a signed contract as to a start and finish date?

NO NO NO.
At most 50% up front to pay for materials. THAT assumes you have done your dilligence and checked these guys out and their LICENSE. I don't know how much $$ you are talking here, but maybe you should have your bank handle this. Another option would be to get a larger firm and pay a little more. They usually only ask for a small 25% deposit. Then offer another 25% when the materials are delivered. Rest on job completion. If the earlier bozos want 100% up front, they have no operating capital. That means if anything goes wrong, they can't back up their work - assuming they even do it.

I am hoping to install a graywater recycling system in a new home. This home is in central Illinois. I understand that the process is tedious. You must submit your plans and a description to the department of health beforehand, including the piping and filtering/treatment systems. Does anyone have experience with these systems?

We are currently looking at new homes. I have 3 builders whom I am looking at. Is there any where I can check to see how these builders are rated, or what kind of reputations they have? One home I am considering is by Pulte Homes. I saw allot of negative things on some websites about Pulte, but not in my state Illinois. The other builders I am considering are Town and Country Homes, and Kimball Hill Homes. Is there any place that compares builders? Do you have any opinions on the builders I listed? Thanks

The obvious place is the Better Business Bureau. They will give you information on each builder as to the number of complaints filed against them and the ultimate resolution of the complaints. Steer clear of a builder with a lot of complaints, or unresolved complaints.

You could always drive around the neighborhoods you are considering and stop and talk to homeowners about their satisfaction with the builders. Most will give you an honest answer.
