How To Build A New Home

We are building a new home and are acting as our own contractors. We are having cabinets, granite, wood floors and tile brought in from other stores but need faucets, sinks, toilets ect.. Home Depot used to do a 10% discount card but neither them nor Lowes does this anymore. Anybody have any ideas as far as where to go to get alot of things where they might give a dicount? How is Home Deot and Lowes quality?

My husband and I have inherited a couple of acres of land from my grandfather and we've been considering the idea of using it as collateral for building a new home. Is this possible? We have never owned a home of our own, nor have we ever built a home. Is this a good idea? What things should we consider when doing so? How far will land/collateral get us in the whole scheme of mortgage lending? ...and if we have less than perfect credit?

You need to find out what the tax assessors office values the land at. It's usually far less than the value of any home you'd want to build. It might get you to that magic 20% down so your mortgage payments could be more affordable under conventional financing if you could find a lender that will work with your bad credit. Good luck.

I am thinking of building a new home but I'm having trouble finding a nice lot. I am considering buying a home just for the land, then demolishing and building a new home, which saves the aggrevation of developing the land. I was told there are some requirements because the mortgage company would not allow you to demo a house that they own (until its paid in full). Has anyone gone through this process if so How do I go about this. What do I have to let the mortgage company know? Do I need permits prior to buying the home, Things like that.

Ask yourself this question first:

Is the vacant lot alone worth the $$ you are buying the house for?

Most often when people do that, it's because they either had the house paid for in full, or they bought the house for some rediculously low price that it automatically resorted back to my first answer.

I have another question though. If you must finance the first house, can you afford a second mortgage for the second home?

If you default on either loan, you just lost your house.

I'm thinking of putting in an offer for a new build home tomorrow, but I don't know how the pricing works when you are buying from the developer (George Wimpey in this instance). Is there any room for negotiation, or is the price you see the price you pay?
