Houston New Home Builders

I would like to work as a New Home Sales Consultant in Houston. A real estate license is not needed in Texas to work for a home builder, however I have two out of the five required real estate courses completed. I'm wondering whether or not it would be easier for me to work as a Real Estate Agent (maybe part-time?) first to get experience than to try to get a job with a builder, given the current state of the market. How often do these builders hire people without experience?
I need answers from individuals in the business please. Thanks!

Many builders prefer that you do not work as an independent realty agent before selling new homes. The builders have a very closely, detailed approach that they want you to follow. Agents who have worked on their own are often resistant to that regimented approach ( altho it does work pretty well for the builders). So go and apply at the builders. Since few are hiring, offer to sub in for anyone who calls in sick or goes on vacation. Once they see you work, they will hire you full-time.

I am unsure of the builder, but a friend of mine bought a townhome at Albany Square. He's lived there for just over a year and absolutely loves it.

There are other homes for sale there, so you may want to check them out.

they way banks are right now your better off looking for a venture capitalist

Meaning a investor or group to lend you the money under contract... Better have your business plan and projections of revenue in hand otherwise they wouldn't give you a second look.

I want to buy this NEW house from DR HORTON at full price but they say that I can only buy as Primary home or secondary home.

If I buy as secondary home but rent it out, will the builder take any action. DO THEY IMPLEMENT THESE CLAUSES? My agent says that they don't come back and check.

This is a small technical thing;
read the deed. IF the verbal restriction is in the deed, he can limit you. It sounds absurd.

However, sometimes, a condo complex, for example, winds up
primarily being owned by out of state
owners and the occupany thus becomes problematical, especially for police.

HOUSES outside of your area, are
also not good long term investments.

a propery's use, it has no meaning.
