what are some good home builders in New Jersey?

I'm thinking about buying land myslef and building a new house in New Jersey. Can someone recommend a good homebuilder? Also, websites where I can find Land?

I cannot recommend any builder's in New Jersey as I'm from the Midwest, but it was suggested to me to check with local lumber yards in the building materials area. Those folks work with builders everyday and may be able to give you the names of a few reputable contractors. I checked at the big chain lumberyards as the smaller privately owned stores and ended up with a few names to look into for my own home. Also check with your local building department. They may be able to provide the names of builder's who have built in the area...especially customer builders. Defiantly seek out recommendations from family and friends if anyone has built a home recently.

If you get some good recommendations and are trying to decide who would be best for the job, this information might help you. I ran across it when looking for a home plan, and I found some things I hadn't considered when choosing a builder for my home. Anyone own a Centex built home in New Jersey?

If so, what are your impressions?

Were there a lot of building defects, and how responsive was the builder / management about correcting the problems?

And after having lived there for a while, what is the impression of overall build quality and value for your money?

do you need to be an architect/enginner to design Homes in New Jersey?

I am a builder/renovator and am looking at the posibility of desgn/build in New Jersey .. Question i cant seem to get a straight answer on is if i am building for someone else can i also do design or can i do design in house for spec homes with our being an architect or engineer


In most cases all you need is to have the foundation design sealed by a structural engineer and you need to have the home design approved by your governing code official. A good structural engineer will easily provide you with a design for a fee of around a couple thousand if the house is typical, as in not an excessively large and detailed project. Architects are usually employed to give good design within code specs, but if you can do that then you don't need to hire an architect, just have it checked by code to get your permits.

Siding blew off our house in exact spot that builder repaired and builder refuses to stand behind it?

OK, we have a New Jersey home built by Ryan Homes/NVR. Home was built in 2000 and is approx. 8 years old. About 1.5yrs ago we had rotted wood above the main garage door (16 ft wide door). A general contractor came out, removed some of the siding and then told us that the "energy brace sheathing" underneat the siding was not installed properly (there were gaps between the siding) and that was the cause of the water damage. The contractor wanted like $8000 to resheath that side of the house. But he also said the original construction was defective. We therefore contacted the builder and they agreed it was defective and repaired it.

Now 1.5 yrs after Ryan Homes repaired it, we had strong wind last weekend and it ripped the siding off the house in the EXACT spot that Ryan homes had fixed. My feeling is that the siding was not attached properly, but Ryan's service manager is refusing to do anything, claiming it is wind damage and not their fault.
we didn't pay $8000- that was what the contractor wanted to remove all the siding on that entire side of the house- all the way to the roof, rip out the energy brace sheathing and install exterior plywood and then put in new siding.

The builder *Ryan homes* "fixed" the sheathing and rotten wood for free. And the places where the siding was installed by Ryan is the exact spot where the wind blew it off.


The siding is typically nailed loosely at the top, then the bottom edge snaps onto the piece below it. When it positively snaps into place, it's unlikely that a strong wind would remove it. My guess is that they didn't get it completely snapped back into place.....making it thier responsibility, but it might be tough to prove. Good luck.
