Post-tension or steel-rebar foundation for a home?

We are considering building a new home in the Dallas,Texas area. The builder uses post-tension foundation versus the steel rebar foundation that we currently have in our Dallas home. I have read both pro and con articles for both sides of this argument. I would like to know what type of foundation is better for this area. Anyone that can shed some light on this issue would be greatly appreciated. I would rather find out on this side of building a home than have expensive foundation repairs after the home is built.


I have a friend who has a good bit of commercial rental property in and around Tyler, Tx. He says he has never had a cracked slab when you has used post tensioned slabs.

He built a home for his daughter just down the street from me and that is what he used there.

Is having a home inspection done a smart idea, even for a new construction home?

I have learned not to trust my builder since signing the initial contract back in February '07. We are going to closing in 2 weeks (June 25) and have been talking to a lot of friends who say we should get an inspection done before our final walk thru. There have been a number of mistakes that I have discovered along the way that I have had the builders correct since I have been fortunate enough to be able to visit the jobsite at least every 2-3 days since the start. I have probably already answered my own question, but just wanted to see what others thoughts were.

Also, who would you recommend in the Dallas-Fort Worth area that you would consider to be a reputable and trustworthy home inspection company?


Yep, you have answered your own question. I recommend inspections to all of my customers because you can never have too much information about your biggest investment. To find a reputable inspector in your area, go to the American Society of Home Inspectors website (ASHI) to see who they suggest.

property attorneys and home inspection???

I am buying a brand new house in the dallas metroplex area without using a realtor. I have already found a house (am approved for a mortgage) and am buying it directly from a reputable builder.
I am considering hiring a home inspector to inspect the house. How much should i pay to the home inspector for his services.
How do i find a good home inspector??(any particular website where people recommend inspectors)

would also like to know how can a property attorney help me??

If you have already signed a contract you may not get much help from an inspector or an attorney.

In most real estate contracts in Texas there is what is called an "option period" that gives the buyer the right to back out of the house for any reason (or no reason). This gives the buyer the leverage to demand something be done about problems they find in their home inspection.

There was an article in the Fort Worth Star Telegram this morning about a high percentage of new homes not meeting good energy standards and several having leaky inefficient duct work. I would also like to have any new home I bought inspected to make sure it was built correctly.

Most contracts in Texas also give you the right to have your attorney look over the contract before you are bound to the agreement.

If you signed an agreement that was written by the attorneys hired by the builder then you probably don't have much in the way of rights. If you do have the right to an option period then hire a licensed home inspector. Ask your friends that have bought homes in the last couple of years for names. You will be paying from $250 to about $350.
