we are looking to do a barn conversion for our new home, is this cheaper than building a new custom home?

if we have the land,and we buy the frame for 20K and then have a contractor i guess come in and finish the home..are we saving any money compared to building a new home or is it actually MORE money to do so?


You have to check with the bylaws first as some barns might be too close or too far from power lines and other utilities. Once you get the ok from the inspector, then you need to get an architectural designer for the blueprints. These must also be approved from the city hall. I'm buying a new home from a custom home builder and paying cash.?

If I pay cash for a new home that I'm buying from a custom home builder will I still have all the regular fees at closing? There is no realtor involved with the sell.


Look at your contract.

Either way, you'll want title insurance. It's a nice thing to know you'll always have legal claim to the property your home is on.

How would you buy your new home?

I am just looking for some opinions.

If you had the choice to either: 1. Buy about an acre or two of land and then build a custom home or 2. Buy an already build brand new custom home that sits on one to two acres.


Where I am, you only build if you have some sort of cost advantage (someone is in the business), if you have very specific needs and plan on living on the property for awhile, or if money (and resale) isn't an issue at all.

I'd look at the custom home and if it had nearly everything that I want, for the right price, then I'd buy that. Building is just such a hassle and costs SO much more than buying right now.

What would you ask a custom home builder your interveiwing for your new house?

The more the better. What would be Ýour concerns about a custom home being build for you?


You definitely want to make sure that the contractor is licensed and bonded. This will save you in case he decides to dip before the jobs done. Experience is always a plus. I would try to contact some of his customers and see how satisfied they were.

Cost and time are always important. If getting paid by the hour, I know a lot of guys that will try to drag a project out so that they continue to have work.

I would also do some investigating on the subcontractors that the builder uses (for example the people that do the concrete, electrical, plumbing...)

The rest of the things I would be concerned about really come during the building stages. Just watching them to make sure that they dont cut corners and use really cheap materials. It helps to know a little about construction industry otherwise you really would know what to look for if they were giving you the short stick.

Make sure that you fully read the contract and understand it before signing it.

what should I do with this situation? I ordered the custom drapes for my brand new home back in Nov,?

the contract is $6100 and I had to buy the wooden rings and rods myself, the timeline is 6 wks. After 6 wks, they came to install but they couldn' t get it done because most of the blind they got were wrong measurement; they also cut the rods too short that I ended up replace some of the rods. Also, she sent email she said she will come and I took days off from work and she didn't show up. 4 months later, she sent another lady come over, this lady told me, b/c the other lady is new in business therefore she had all the measurement wrong, she will fix them for me, and at that time, I wanted to add the sheer, therefore she said she will charge me $2500 for everything, and I can deduct from the original contract with the other lady for replacing the wooden rods beaucase she cut it short. In April,07 the job almost completed, I deduct $600 from the $6100 for the wooden rods and the extra rings I paid. Now, the original lady send that $600 to collection, what will happen to me?


I would fight it. Too bad it's not in writing (I'm assuming). Give it a good shot in court. Document everything.

See if you can get the deal written down still. It wouldn't hurt to ask.
