I've been looking at new homes on Realtor websites, but the main problem is that they aren't located in the part of town where I'd like to live. I was wondering, generally, would it cost nearly the same if I purchased a piece of vacant land and had an identical home built on it?

I am thinking of buying some land to build a house on. But, I don't know how much of a house I'll be able to build. I do know how much money I can spend on the entire project (land included). So, I need to know how much it will cost me to build a house so that I can buy as much land as possible.
Do any of you know of a good website that might have a calculator based on square footage, type of house, materials and so forth? This calculator may also need to know where in the US I'm building.
Also, any thoughts on modular homes as compared to custom?

It depends on what you put in the home. You may be able to spend $50/sq.ft. You may do some upgrades and spend $100/ sq.ft. or more. Budget it and stick to it. If you know how to basically build a house, you can plan a budget. Foundation, Framing, Mech, Exterior Finishes, Interior Finishes, etc. Don't forget the extras, permits, water tap dumpsters, utilities,etc. Don't forget finace charge on construction loans. ADD 10%. you are right. region matters labor and material prices change from place to place. Plus you may want to look at life cycle cost. Initially, add. insulation, better windows, higher efficiency appliances cost more over the years they can pay for themselves.

Just had one custom built in Ontario...A rough estimate is $125 per square ft not including the lot, hydro hook up, well/septic (if rural) or driveway.
The $125 per square ft did not include the blueprints and will cover a basic house...any extras such as extra insulation, built ins, any changes or upgrades are all extra...make sure you are aware of everything your builder will allow for.

Well, it’s not something you can do yourself, as each company has their own method. You basically calculate the square footage of the house (from the outside, including ALL spaces, not just the sum of the rooms), add in for extras like built-ins, attached garages, finished basements, fireplaces, etc; then multiply by a zip code factor.
It does NOT include the value of the land.
Insuring for more than the ”real value” isn’t going to work, as you get the LESSER OF the cost to rebuild, or the policy limit, in case of a total loss.
Me, personally – the land our house sits on is worth way, way more than the house itself.
**You have to check with your agent to be sure, but generally, you do NOT have to build the exact same house. It DOES have to be rebuilt on that lot, and sometimes, on that foundation. If you build more house than you had before, you pay the difference. If your current house is 2500 square feet, that’s how much house the insurance company will pay to rebuild. Anything more, is out of your pocket.
