i want to buy a home in a new development in my area. the price of the home is a pre-construction price. because it is so discounted, can i still make an offer below that price or is it set?

All contracts to purchase real estate must be in writing to be enforceable.

You can make any offer you want, but the seller can reject it outright or make a counter offer to you

I live in New York and signed a sales agreement 7 months ago with Toll Brothers for a new condo. I have given them a considerable amount of money for a down payment, and was expecting to close this month. Due to construction delays, the closing is now delayed until January. It is stated in the sales agreement that they can delay closing for up to a year.

Here is my problem: I have just been notified by my employer, that I am being transferred to a different state within the next 2 months. Is it possible to get out of my sales agreement (contract?) and have most, if not all, of my money returned??? or will I lose all of the money?
Obviously, at the time of signing the purchase agreement (March), I had no idea that my employer would be transferring me 10 months later. If that was the case, I would never even have considered a home purchase.

Write a letter to the company and mail it certified mail with receipt. Include a letter from your employer that you have been transferred. Ask for all the money back and state that you are asking to be released from the contract and that your deposit be returned in full.

The builder may or may not return the deposit. However, until they release you from the contract, they will have a hard time reselling the property.

The city DDC is doing sidewalk construction on my whole block and there blocking off my driveway with a ditch, the resident engineer is denying to help me he said "only if i have a commercial vehicle" our they required to put a plate down if asked?

What are the other home owners doing? Call the Mayor's Office and find out exactly what they can and can't do.
Just remember ...that would be quite a lawsuit if you fell into the ditch. ?????

He's following with a lawyer. Why can't the police provide protection for endangered American citizen?

Even after this person resigned, they are continue their harrassments, making false accusations in his 2nd job

time will take care of it if they choose to continue on the wrong path...

I am considering purchasing a home in Nassau County, Long Island (New York State). However, I would like to know if I am supposed to pay the Real Estate Transfer tax, or if the seller of the home is. The house is brand new construction, and we are purchasing it straight from the builder. Thanks.

I am in the same boat, the person I am working with said we (buyer) would have to pay the transfer tax since it is a new construction, usually the seller is the one who would pay it since it is an old house. They quoted that we would have to pay 1.825% of the sale price of the home, which is actually a lot of money based on your home price.
