California New Home Construction

Answers

Does the number of bedrooms in a new home construction or remodeling add fees to the cost, i.e. school impact?

I live in Cupertino in California. Thanks.

Yes, and that's why your property tax will go up if you add bedrooms.

If you build a new home in Southern California...?
Custom Built Home, Dos Cruces Rd.

can you get around having your property tax reassessed? I heard that if you keep a section of your original home as part of the new construction you can have it considered a remodel and won't have to be reassessed.

You will be reassessed no matter what.

The "keep one wall" thing is for paying for building permits. Permits to remodel are cheap, permits for new construction are not.

What's the deal with million dollar homes in California?
Custom Built Home, Dos Cruces Rd.Bedroom

First of all, my new construction home in Indianapolis, IN worth about $160,000 looks better than some of the shacks I see on these million dollar houses on tv. How can people afford these homes? What do these people do to afford them? Is the pay that much better in other areas or are people in over their heads?
I don't get it!

I do live in CA. The prices are high because there is a demand even now when the market is soft; houses below 1 million dollars are sold fast. The job market is getting better and better and salary are higher too. Crime is low, climate is good this make CA very desirable place to live.

What happens to demand, supply, equilibrium quantity and equilibrium price given these events?
Custom Built Home, Dos Cruces Rd. - Front

Given the products below and the events that affect them, indicate what happens to demand , supply , equilibrium quantity , and equilibrium price. Identify the determinant of demand and supply that causes the shifts.

A) Gasoline. Oil production declines due to a crisis in the Middle East, but Americans, still aware of terrorist threats, take vacations via automobile transportation and drive more.

B) New homes construction in California. Disposable incomes fall as the economy moves into recession because of the dot-com bust and Hewlett-Packard fiasco. The productivity of home construction workers and builders increases through the increased use of building "pre-fabricated" homes.

C) Cotton. The U.S. government cuts its subsidy to American cotton farmers, but more Americans stop purchasing cotton fabrics in favor of other fabrics (silk, linen, etc.).

I'm an economist.. But think you are a student? So, I will just make it simple.
A) Since the production is decreased due to a crisis in the Middle East, the supply would shift to the left. Therefore, illustrating an increase in price for gasoline. However, Americans who 'take vacations via automobile transportation and driving[drive] more', it is clear that the crisis has not a minor effect on demand curve. (show a demand/supply curve). New equalibrium will be located showing higher price but unchanged demand. The determinant of demand are "Americans, still aware of terrorist threats, take vacations via automobile transportation and drive more.". And the determinant of supply is "crisis in the Middle East".

B) Wants are unstoppable. Wants change in a given period of time. Consumer's taste change when there is a new tangible goods which overattract current good. Therefore, the demand would increase thus shown by a shift to the right in demand curve. (Show diagram). On the other hand, there won't be any effects on supply curve because construction is limited thing that business can operate. Equilibrium is located upper in demand curve whilst showing increase in demand but no change in supply.

C) Subsidy which is a grant by a government to a private person or company to assist an enterprise deemed advantageous to the public has been shown an as minor effect in this case. Demand shifts to the right, showing decrease in quantity. Supply curve shifts to the right. Costs reduce because of falling demand which allows demand to boost a little bit.

Hope it helped

How can I find where brand new home constructions are in my state?

I live in southern California and am thinking it might be cheaper to buy a brand new house in the early phase of construction before it goes on the market. I've always lived in old homes and most of the homes in LA are very old and affordable ones require a lot of maintenance. The new ones are not listed in MLS or real estate agent databases because they are sold directly by the builders. Do you have any idea how I can find these homes?
No there are not signs all over the place. LA is almost a hundred years old and completely built up so if there's a new construction it's outside the main city in somewhat remote areas that i never dry by.
And I wouldn't need an agent for a new home because they don't get any commission on it and the whole transaction is done by the builder as far as I know.

Don't you see signs all over the roads in your area? You don't knw what parts of your city are growing and where new neighborhoods are going in? I can't drive dow the freeway on the weekends without seeing at least 50 home builder signs.

Your realtor (buyers agent) can also help you. You SHOULD have a realtor representing you. New homes are just as negotiable as old home (often even more) and still need to be inspected, appraised, etc.

WRONG!!!!! You DO need an agent and they DO get paid their commission. If you DON'T get an agent, then the home builder KEEPS that 3%. It is illegal for them to discount the house by 3% and pass it on to you, so getting an agent is a no lose situation for you.

Of course the new homes are in the subburbs!

  • AP Insists '2010 Second-Worst for Home Construction'; Evidence ...

2010 ends as 2nd worst year for home construction

U.S. homebuilders are coming off their two worst years in more than a half-century, and the outlook for this year is only slightly better.

Economists say it could take three more years before the industry begins building homes at a healthy rate. In the mean time, the housing downturn is dragging on the broader economy, with one-quarter of the jobs lost since the recession began in the construction field.

Builders normally help lead the economy out of a recession. Construction projects fuel growth and that leads to more hiring.

... Homebuilders broke ground on a total of 587,600 homes in 2010, just slightly better than the 554,000 started in 2009, the Commerce Department reported Wednesday Those are the lowest annual totals on records dating back to 1959.

And the pace is getting worse. The Commerce Department reported Wednesday that builders started work at a seasonally adjusted annual rate of 529,000 new homes and apartments last month. That's a drop of 4.3 percent from November and the slowest pace since October 2009.
