What new home builders give the most space.?

As we all know it is so easy to fall in love with New homes when we go and look at the models. I really want to do my research before buying. I want a home that i can own forever. Something that will always be big enough for my family. There are plenty of big houses, but living in Az, there arent alot of big yards. Does anyone know which homebuilders have the biggest lots, i have looked round a bunch and you can see the ones that are trying to fit in as many homes as they can because even the roads are more narrow. the driveways/front yards are tiny and it makes me to claustrophobic. I want a home in Surprise Arizona. Are there any home builders that do acre lots.

also what home builders do people prefer, who has the style of houses that stand out even when there a few years old.

find a BUYERS agent or even better, an exclusive buyer's agent
and tell him or her you want a prop with x size yard.

btw--I am in AZ! and I am a buyer's agent

Can I get a refund on ernest money on a new home?

Am I entitled to a refund on ernest money for a new home due to a poor estimate of property taxes on the "Good Faith Estimate"? The lender (who is owned by the home builder) seems to be off by 60 - 90%. My house is being built in Pinal County, AZ.
I did use a realtor and they under-estimated the taxes. I believe I was misled.
Plus, the lender, or the salesman can't tell the tax rate. I understand it goes off of the assessed value but they should be able to provide me what percentage of the assessed value I pay.

I really hope you used a Realtor in your transaction and my answer is "probably" not. The lender and the builder are two separate companies even though they are kind of the same if that makes sense. Your contract is probably not contigent on those terms as you can always get alternate lending to purchase the home.

Buying home in Buckeye, AZ- Bad idea?

My wife and I are thinking of moving to Buckeye (or nearby area) from WI.We're first time home buyers too. I'm seeing new homes for like $75,000 on www.realtor.com. Is this too good to be true or is there some hidden cost? Anything under 130,000 in platteville, wi is a junky home, and this is a small town in south west WI. I'm guessing home builders built way too many homes and then the market crashed and now theres a surplus of homes in buckeye? Not to sound arrogant, but if I transfer to another walgreens store, hopefully I'd still be making $16.00/hr. My wife makes $12/hr. Is it crazy to think we could own a new(ish) home for around $75,000 (we're pre-approved for 150,000 here in WI)
Any info is great- THANK YOU!!

i think the best thing u can do is call a realltor, or look at other houses in the area always have a home inspection done before you buy i looked it up on pcmiler and it looked liked it wasnt to far from major city and 2 diffrent interstates those are a plus as long as the interstate isnt in your front or back yard lol i bought my first house last year i went through a few diffrent margage companys and they sucked a friend told me to go to country wide they where great my sister did the same and is very happy with country wide to i dont know how good yall are with fixing things like air conditioners apliances pluming and wireing but my sister told me that she is going to purchase some sorte of insurance for like $400 a year u might check into that to good luck and i hope u enjoy your new home cuz rent blows and now is the time to buy

Radio Interference (Static) in brand new home?

I do electrical warranty work for a builder in AZ. I got a call to a home that is having lots of static on their AM radios when any electrical appliance is turned on. It doesn't matter if the radio is plugged in or running off batteries (not connected to the AC). I tried several different radios as well, with the same results.

I understand that ANY electrical device emits certain levels of EMI that may cause static, but even when a small appliance is used on the other side of the house (3500 sq. ft.) - the static is so bad you can't hear anything else over the radio.

I took their radios to the house next door (exact same house, same appliances, same everything) and there is no static at all. Even with the same portable appliances that are giving trouble in the first home.

What would the difference be?

I checked all grounding in the panel (though that's usually more associated with a "hum" not static) and everything looked good.

I would appreciate any thoughts.

The first thing I would look to would be the use of any flourescent fixtures. Those emit a large amount of EMF that will splatter an AM radio station, but will not affect FM. You may also see dingbats go across the screen on all tv channels from Channel 6 down.

Your best tool to check all of this out is a super cheap AM radio - I guess you have already figured this one out. Get a battery operated one and not one that plugs in so that you can attempt to find the offensive connection. Turn the switches on one at a time and see what happens

I would think that somewhere in the circuitry you have a loose connection. I have found often that when this occurs, the installing electrician used push in connectors on the wall switches and plugs and did not screw them in hard. But I would look for a loose screw connection if they are screwed and if they are not, I would change all of them to screw connections. Most electricians are lazy.

Start with the main box, take the lid off of it and look at all the connections, especially the incoming power lines, the feed, to see if thelines are aluminum or copper. If they are AL, check to see if they have NOALOX, or an antioxidant, on them and if they do not, call an electrician and get him to fix that because it requires removal of the meter to kill the whole house power. My house almost burned down because of AL feeds wtihout the antioxidant.

I feel that your problem is either a loose connection or an broken wire where there is a jump from one part to the other.

Check all wall switches and all wall sockets, and well as taking a long screw driver and checking all of the breakers in the box to see if they are tight enough. Look at all overhead lamps, ceiling fixtures, and rewire those making sure that the connections are good.

I would also suggest that if there is a problem on the line, that you take the transistor battery radio, the cheapest you can get, and trot it next to all of the plugs and switches in the house, the box, and even the meter. Walk outside while the radio is popping and see how far you get from the house before it stops. It could be as simple as an arcing transformer outside, but that has to be fixed by the power company.

I want to transfer to the Texas real estate sales market from Arizona. Is it a good move?

I have a great job here in AZ as a sales agent with a new home builder. My family is in Texas and I'm thinking about moving closer to them.

This is a hard one! The market in Tx. goes up and down, if u r doing great at ur job, I would give this advice, 1 alot of people live in Tx. alot buy homes the market is still good, as long as the interest rates stay low. BUT there have been alot of foreclosures in Tx. as well due to layoffs. I have a way I think makes some sense do u have any vacation time, if so y not come to Tx. ck out the market and job situation in the area of Tx. u want to be a sales agent in, y not even if u can come here apply, and send resumes it would be great to line up a good job here in Tx. before u make the move. I cannot blame u for wanting to be closer to ur family, family is important! Hope I helped somewhat. GOOD LUCK!!!

  • Glendale AZ Homes for Sale | Custom or Production Builders ...

Building a new house is a great choice! You and your family can watch excitedly as professionals build your dream home.. The two main types of builders are production and custom. Knowing how they differ will make picking one simple indeed.

A custom home builder is just what it sounds like. If you have specific thoughts for your dream home, and the financial reasources to pay for them, a custom home builder is a great choice.. The home is usually put together on land that has already been purchased by the buyer.. However, some custom home builders will build on their land, according to the buyers qualities, and then transfer everything to the buyer.. Whether he is working off of an architect`s design, or contributing his own ideas, a custom home builder can offer a lot of insight. Custom builders tend to focus on building residential structures. Most custom home builders only complete about two dozen homes in a year. This is due to their unique nature.

An architectural review board or a homeowner`s association are two places to find quality custom home builders.. Ask your township zoning office to identify a contact person for those agencies. The homebuilders association should give you a list of custom builders who are currently active and in good standing. Talk to other professionals involved in the process-realtor, lender, lawyer, or contractors you`ve dealt with previously.
