I've heard horror stories about KB Homes, but their floor plans are gorgeous, their location ideal, and they're very affordable. None of the stories were from GA, I understand they are fairly new in the Atlanta area? Has anyone dealt with any other new builders in the Atlanta area? Pasquinelli or Portrait Home, I was referred to by a friend...anyone know about them? Any other suggestions or builder information would be helpful.

i am looking for suggestions as to which are the better locations, to buy a home in atlanta, inside the perimeter?
i work in downtown, and my husband in Dunwoody. we are looking for new construction and/or a home that is not more than 10 years old. a safe and friendly neighborhood with diversity is imp.

Roswell, Marietta and Smyrna are all outside the perimeter.
Briarcliff, Chamblee, No. Duid Hills and Decatur are all inside with pocket of reallt nice homes. The problem with some of these intown areas is you can go from $1million homes to run down apartments in two blocks.
If you want something close to your husbands work in Dunwoody look in the area north of Peachtree Street around the north Buckhead area, Brookhaven, Nancy Creek, along Windsor Parkway, Johnson Ferry, Ashford-Dunwoody, over to north Roswell Rd.
The Buckhead area between 400 and I-75 is very exclusive. The best homes in Atlanta are in that area. Very high priced but extremely nice. Along Peachtree and Northside Drive.

I constantly see posts saying that government run healthcare would be a disaster, that private for-profit industry is better. This has been proven false and I will prove it. The city of atlanta ran the water system for over a hundred years. There were constant cries of "let a private company take over, it will be more efficient than government." After making huge contributions to then-mayor bill campbell, United Water Inc. won the largest privitization contract in amercia valued at 428 million. (Mayor campbell later served time in federal prison for corruption) The result was a disaster. It seems that the for-profit company felt that routine maintainence was hurting it's profit margins and decided to quit doing it. What resulted was year-long problems with "no-water" or "orange water" in the city's main business/shopping/tourist district. The maintainence staff was slashed from 700 to 300 to increase profits, and the city was plauged by hundreds of major water main breaks during a drought season. Hundreds of fire hydrants lacked pressure to put out fires. New high rise condo buildings could not get occupancy permits cause the sprinkler system did not get enough pressure from the city lines. New home construction slowed because it took months to get a water line hooked up. There were many other problems. After 2 years of the for-profit company putting profits before citizens lives, the city voided the 20 year contract and again took over the city water system.
The private model was a total disaster and the govt. stepped in and fixed all the problems. Clearly, the govt. can do a better job than private industry. First of all the company that was hired was corrupt to begin with, so you really would not expect them to do a good job, and basically you are talking about one company. Second look at Canada as an example, they have horrible health care, people die while some bureaucrat makes a decision about surgery, or getting medication. Third look at the U.S.P. your mail rates just increased by $0.02 a letter, and they have had major problems, I could go on and on. In addition look at the poor education public schools do of educating children, teachers teaching that have poor grammar. You took one example about a corrupt company, that was hired by a criminal, and based your opinion that the government can do a better job. Please!
Educate yourself a little more on other examples, then perhaps you may come to a different conclusion.
My question is related to the 2010 income tax season ahead.
My fiance and I bought a new construction home in Georgia and signed the sales agreement before April 1 of 2010 and closed before June 30, 2010. This is our first home and this is our primary residence.
Here is a little bit of our background :
I am a Canadian citizen who is here on a TN visa. I arrived in Atlanta in October of 2009 and am working fulltime for a US firm. I filed both US and Canadian taxes for the 2009 year but will only file on the US side next year sicne I dont have any other Canadian income.
My fiance is a dual citizen of Canada and the US. However he is selfemployed through his canadian company which is rendering consulting services to a firm out in Massachussets. He only files Canadian taxes since he is paid by his Canadian company.
Even though we meet the timeframe requirements, we want to know, if either one of us, or both of us will be able to :
1) Apply for the 8000$ tax credit in 2010
2) Deduct mortgage interest in our income tax
Please advise!

Your post is setting off multiple alarm bells.
1. Your fiance is dual resident. The US doesn't care. As a US citizen, he is required to file a US tax return if his worldwide income is more than $9350. ($3650 once he marries you.)
2. Where is your fiance physically doing the work? If he's working in the US, it's considered US source work and not eligible for the foreign earned income exclusion. (If he's working in Canada, the income is foreign source and could be eligible, but you can't exclude the income unless you file and attach the correct forms.)
3. If your fiance is doing the work in the US and is being taxed twice on the same income (eg, the FEIE doesn't apply if your husband is in the US a lot), he can file and use the foreign tax credit to reduce the impact of double taxation.
4. Once you get married, nothing would prevent you from filing a joint return, but frankly I wouldn't if he hasn't been properly filing his US tax returns. He could have a huge tax liability and any joint refund would be applied to it.
5. As for the first time homebuyer credit, since you were single at the time you filed, you can split the credit "in any reasonable manner" between the two of you. If you paid half, claiming half is reasonable.
5. Mortgage interest is a 1040 schedule A deduction. If this is your primary residence (or even your second home) and the loan is secured by the house, it's eligible. However, since you do not own 100% of the house, your deduction is limited to the amount of interest you actually owed and paid. if you own 1/2 of the house and made the payments, claim half. if you own 1/2 of the house and paid nothing, claim nothing.
6. If your fiance is living and working in Canada, his self-employment taxes (which are different than income tax) are paid into the Canadian system.
