I've heard horror stories about KB Homes, but their floor plans are gorgeous, their location ideal, and they're very affordable. None of the stories were from GA, I understand they are fairly new in the Atlanta area? Has anyone dealt with any other new builders in the Atlanta area? Pasquinelli or Portrait Home, I was referred to by a friend...anyone know about them? Any other suggestions or builder information would be helpful.

Should I hire a builder or just buy a NEW Home built with maybe a subdivision. Which would be more reasonable. I do not have the land. Any good builders?
New Homes are the way to go. Find a REALTOR you trust- they can save you thousands by knowing the inventory and how to negotiate your deal (plus they can help guide you through the process). They do make a commission, but typically if there is no REALTOR, builders kick that money back into their marketing budget, NOT to you- so you have nothing to lose!
They will know your market, have done these deals before, will know what lender is best for you, what layout suits your needs you describe to them, etc, etc, etc...
Most often, buying a home that has been built that someone backed out of has the most incentives because it becomes a liability to that builder. Check out a local REALTOR- if you aren't a phone person, search for local Blogs to learn more about agents. Good luck!!!
I recently had a new home built in a subdivision in the Suburbs of Atlanta. I do not have a mortgage. The purchase was cash. I am not hard to satisfy. I am not trying to trouble the builder or do unnecessary bickering but the problems that I am unhappy about are serious problems that could later cause me major money to fix. The biggest mistake I made was not getting the home inspected before closing. This is my first home so I was inexperience about the whole buying process and got screwed. There is a 2-10 year warranty on the home. I filed a complaint with the warranty department and it seems like the warranty department is very protective of the builder which is strange. It seems like they are out for the builders interest and not the buyer. It's sad to spend a whole lot of cash to build a home and once they got your money they no longer respect you or care about you. The foreman that's over the builders came to my home and was rude and upset over the complaint and was spiteful.
This have really taken a toll on us. These people are heartless and brutal. They have hundreds of subdivisions all over the South East and it's unbelievable that they conduct themselves so unprofessional. Please help us out with any info
You are exactly right, they did change their name. They was one name during the building process and then a few weeks before we closed WALA a new name we had to make the check out to.
You can try to file a complaint against the contractor with your states contractors board. I do not know 100% that you can. as you did not actually hire him yourself.
Other then that, read you home warrenty, it does not cover everything, and if you are calling on non-covered items they obviously will not be doing anything.
Did you do a walk thru? You should have, that was your time to point out every little problem to the contractor and have it fixed.
You may want to ask again, with a specific "major money" problem and maybe we can help you with some ideas. You did not give us much to go on.
Ok my uncle is a home builder in the metro Atlanta area, due to the credit and real estate market he is struggling to sell 4 new homes he built. He recently asked me to find out about private investors that might want an opportunity to buy out the houses.
So my question is: Where can I find investors and how do I get in contact with them?
What is a fair amount of profit an investor should make in relation to the appraisal value of the homes? (ex. If the home is appraised at 1 million how much should the investor pay, What percentage?

Considering having a bunch of realtors come to my house and individually pitch their plan to sell my house in the current market. Marketing strategy, reduction in commission, etc. My house has been on the market for over a year and has not sold (Atlanta area). Great house, low price, but cannot compete against new homes that builders are dumping for bargain prices. Other methods for getting the best deal with realtors?

Your house will sell for todays right price, which is 30% lower then 2 years ago. That's for a 400,000 house from 2 years ago today 280,000.
